  • Assessing and maintaining records of all properties in the Town.
  • Maintaining level of assessment at 100% of market value through annual revaluation and updates.
  • Implementing all locally applicable laws of Assessment Administration.
  • Monitoring and assuring proper annual Equalization Rate for the Town.
  • Maintaining up-to-date record of ownership, mailing addresses, and bank codes.
  • Serving unreservedly all local property owners in matters concerning assessment.

IMPORTANT DATES

March 1st - Taxable Status Date

All applications for exemptions must be in the Assessor's Office by this date. If reaching the Assessor's Office after March 1st, applications will be processed for the next year's roll.

STAR exemption - ALL SENIOR CITIZENS receiving the STAR Exemption Enhanced Phase ($50,000) MUST RENEW their application ANNUALLY by March 1st.

Property ownership, mailing addresses for billing purpose, property condition for valuation purpose are all entered on the records as of March 1st.

May 1st -Tentative Assessment Roll is filed and ready for inspection by the property owners for correct address, assessment, exemptions, etc.

Fourth Tuesday in May- Grievance Day

July 1st -Final Assessment Roll is filed.

Annual Reassessment

The Town of Manlius has implemented Annual Reassessment since 1974.  Initially, as a pilot municipality for NYS and, in latter years, to maintain the quality and level of assessment for which the Town is known statewide.  Some benefits of Annual Reassessment are:

 

1.  It maintains equity in the assessment roll.
2.  Assessments reflect current market.
3.  It is easier for the property owners to understand.
4.  It keeps the Town in compliance with the Real Property Tax Laws.
5.  State Aid to the Town of $5 per parcel.

The values indicated in the "Change of Assessment Notice" received by property owners are the results of the market study of property sales for the past two years within our Town.  The market continues to show substantial increase in property values.

 

Grievance Day is May 27, 2008.  You should file your Grievance Form RP-524 with the assessor four workdays prior to grievance but no later than May 27, 2008.

Appointments for informal review: Calls will be accepted May 1 - May 15. Appointments to appear in person for grievance: Calls will be accepted May 8 - May 21.
