Meeting Highlights from the Clerk – 11/16/2022

2023 Final Budget

The Town Board adopted the 2023 Final Budget. The Full Town Tax Rate was 4.3502 and the Part Town Tax Rate was 3.3805. The Town remained under the New York State Tax cap in the amount of $14,817. 

Seven Pines Zone Change 

The Town Board approved the Seven Pines zone change request. The approval changed the zoning of three parcels from (CA) Commercial A to (RM) Residential Multi use and left the fourth parcel zoned (RA) Restricted Agricultural to provide a buffer for the residential homes that border the property. 

Proposed Code Amendments

Code Enforcement Officer Tom Poitras presented proposed changes to the Town of Manlius Building Code. The proposed changes were recommended by New York State. The Town Board set a date for a public hearing on December 7th at 6:35 PM to consider the proposed local law to adopt those changes. 

Meltwater Solar PILOT

The Town approved a host community agreement and a PILOT agreement with Meltwater Solar for the solar project on Kirkville Road.

Planning Board Highlights - November 28, 2022

Planning Board Meeting Highlights from the Clerk – 11-28-2022

1.    A&E & SNY Center- Public Hearing - Med Spa – Behind Resort Lifestyles 

A Public Hearing was held. The matter was referred to the Zoning Board of Appeals for a variance and the Applicants will reappear before the Board on January 9th.

2.    Twin Shores Properties, LLC – Public Hearing – Fietta Properties – 

Subdivision 

 A Public Hearing was held. The Board approved the Subdivision with conditions.

3.    Grazi Zazzara Jr. - Zone Change Recommendation to Town Board – Eastern 

Hills Bible Church - RA to RM – 4600 Enders Road

The Board tabled the matter until they can get more input from the Town Board.

4.    Woodland Hills Subdivision (Hoag Lane Development)

    2nd Presentation - 16-Lot Subdivision – 5280 Hoag Lane, Fayetteville

    The Board tabled the Application until further information can be obtained.

5.    Ron Dimon – 4911 Palmer Road, Manlius, NY 13104 - Initial Presentation – 2 

Lot Subdivision 

 The Board scheduled a Public Hearing for January 9th.

6.    Danielle and Ryan Ewert – 8291 East Seneca Turnpike, Manlius NY, 13104

Initial Presentation – Site Plan and Special Use Permit – Pawsits Doggie Daycare

The Board tabled the Application for Subdivision Approval

7.    Danielle and Ryan Ewert – 8291 East Seneca Turnpike, Manlius NY, 13104

Initial Presentation – Site Plan and Special Use Permit – Ryan’s Landscaping  

The Board tabled the Application for further information.

Planning Board Meeting Highlights from the Clerk – 10-24-2022


1.    Route 5 Development Company, LLC – 540 Towne Drive, Fayetteville, NY 13066 -Public Hearing – 2-Lot Subdivision – 404 and 406 Towne Drive

      The Board approved the Subdivision

2.    Syracuse Chinese Christian Church – 8020 E Genesee Str, Fayetteville  Public Hearing – Site Plan Amendment - Church 

      The Board approved the Site Plan Amendment

3.    Peregrine Development, LLC - Public Hearing – Site Plan and Special Use Permit - Peregrine Assisted Living Center – Medical Center Drive, Fayetteville, NY 13066

     The Board approved the Site Plan and the Special Use Permit for 7 years.

      The Board set a Public Hearing Date for November 28, 2022 pending more information.

5.    Twin Shores Properties, LLC - Fietta Properties – Subdivision & Site Plan - N. Burdick Street

       The Board set a tentative Public Hearing Date for November 28, 2022 pending more information.

6.    Fulgent Seed Trust – 7197 East Genesee Street, Fayetteville, NY 13066 - Initial Presentation - Accessory Use Permit for a 1st Apartment and a Renewal for a 2nd Floor Apartment 

      The Board set a Public Hearing date of November 28, 2022

7.    Woodland Hills Subdivision (Hoag Lane Development) - Initial Presentation - 16-Lot Subdivision – 5280 Hoag Lane, Fayetteville

    The Board adjourn the matter for further information

8.    Brolex Enterprises – 5912 North Burdick Street, E. Syracuse, NY 13057 - Zone Change Recommendation to Town Board – RA and Commercial to R3 - Megnin Farms – Route 5 at East Genesee    Street and Strawmount Trail - Tax Map #’s 082.2-01-02.0 and 082.2-01-03.0

    The Board decided to hold a Public Hearing to hear from residents regarding the project. The Public Hearing will be held on December 12, 2022.
